Guide and Charges for tenants

  1. Register your interest. You can register with us through our website, by calling any one of our offices or by visiting any one of our offices or by email to info@homefinders.net. If you register by email or through our website one of our negotiators will call you to understand your exact requirements.
     
  2. The right property. Once we understand your requirements we will offer you what we have and if we do not have the right property we will email and/or sms you as soon as we have one. We also tweet when our managers go to valuations, if you follow us on tweeter you will know if that property is right for you before we even market the property.
     
  3. Viewing. Although our office opening hours are 9-6.30pm Monday to Friday and 10am to 4pm, if you require a viewing appointment later than our closing times, we will accommodate you as much as possible. We do book appointments even for Sundays if you cannot manage any other time. We will almost always accompany you on appointments so that we are there to answer any of your questions immediately or show you around if you are new to the area.
     
  4. Reservation Fee. Once you have identified the right property and made an offer with your special requirements, we will immediately check with the landlord if it is acceptable. If the offer is accepted you will need to pay 2 weeks rent plus our admin fee of £100 plus VAT per tenant (in some selected properties it is one weeks rent plus VAT). This is the only charge we have for the tenants; there are no other surprise fees. Once we receive the Reservation Fee we take the property off the market. Reservation Fee will be non-refundable if you change your mind or in the event of unsatisfactory references or any false or misleading information given by the applicant. But if landlord pulls out of the deal it is fully refunded. A move in date will also be agreed when we receive the Reservation Fee.
     
  5. After the offer agreed. We use credit referencing agents like Endsleigh to do the credit checks. All our rents are guaranteed through Endsleigh, their requirements to accept you as tenant, you need to earn 2 1/2 times your portion of the rent and must not have CCJ. If you are student and do not meet their criteria then you will need to have a guarantor who earns 3 times your portion of the rent. We will also take reference from your previous landlord if you have one. You will have to supply the necessary information to the credit referencing agency within 5 working days.
     
  6. Completion. Once you are approved then the rest of the deposit and the rent in advance have to be with us in cleared funds before the move in date. You can pay with debit/credit card (there is 2.5% charge on credit cards and no charge on debit cards) or transfer the money into our account, or bring a bankers draft for the amount outstanding.
     
  7. Move In. Everyone on the tenancy agreement will have to sign the tenancy agreement before move in. We will send you the deposit Protection certificate as soon as we receive from TDS. You will need to change the utilities to your own name and inform the Council to send the Council tax bill to your names. We will only accept rent payments by standing order. For joint tenancies we will accept rent only from the head tenant, we will not accept separate rent payments from joint tenancies. You will have to use your tenancy code given to you as reference on any payments to us.
     
  8. You will be met at the property and our inspection officer will meet you in the property to hand the keys and go through the property and the Welcome Pack with you. Your inventory and schedule of conditions will be emailed to you and any comments or if you find any omission please email back to us so that we can attach that to the inventory.
